Welcome to Vernor Estates

Established in 1966, Vernor Estates is a premier 147 home community located in Bloomfield Township within Oakland County, Michigan.  

The Township of Bloomfield is home to 42,000 people.  Its 26 square miles are distinguished by rolling hills, winding roads, and scenic lakes and streams.  Within easy reach of the areas major thoroughfares and with a few miles of the City of Birmingham.  It provides a full range of public services including its own police and full-time fire departments and road, water and sewer divisions.


Home Owners Association

The purpose of the Association is to:
  • Maintain, uphold and enforce building and use restrictions of record in connection with the Vernor Estates Subdivision
  • Initiate, maintain, carry on, assist and develop suits, actions, activities, petitions, plans and projects for the improvement, convenience, benefit and welfare of the subdivision and the members of the Association
The Vernor Estates Home Owner Association is responsible for the maintenance and up keep of the subdivision common properties.  These include our subdivision entrance and eleven cul-da-sac's.

Vernor Estates “Top 10” things to Know

As a resident of the prestigious Vernor Estates Community, Familiarize yourself with the Association’s deed Restrictions & bylaws as well as the Bloomfield Township Ordinances 

Here, from these documents, are some of the top items we would like to share with you and to encourage your full support  -- they are enforced:
  1. Pay your annual dues. They are mandatory and are due on August 1.  A payment notice is sent each July from the Treasurer. You are not able to vote on association matters if you are delinquent. Voting matters.
  2. If you are contemplating exterior renovations, including major landscaping, you must secure approval from the Architectural Control Committee (ACC) before commencing work. This includes pools, fences, walls, structures, additions, modifications, satellites, etc. The ACC application form is available on the website, or you may contact Committee Chair Gene Nelson at Nelsongeli@comcast.net.
  3. Clearing of large trees (6-inch diameter trunk or larger unless diseased or a hazard- see restrictions) or change of land grade is not permitted.
  4. No trailers, boats, RVs, campers, or commercial vehicles may be parked in your driveway or on the street. Also, no storage bins are allowed visible from the street.
  5. Trash, including yard waste and recyclables, must be in sanitary containers concealed from public view.  Refuse should be put out the afternoon before pickup day and trash and recycle bins should be removed promptly after pick up.
  6. Dogs and cats cannot run free off the owner’s property without being in control. Fecal matter should not be left on another person’s property.
  7. Signs, except for advertising property for sale, are not permitted on any lot.
  8. If you have contractors and service providers working on your property, they cannot begin work which causes noise prior to 8 a.m. or after 6 p.m. Monday through Saturday or on holidays. No work is permitted on Sunday. Also, fireworks, Township Ordinance 638., follow the national holiday schedule and cannot be discharged at other times.
  9. Bloomfield Township maintains the subdivision roads. A link to the Township site (with contacts and phone numbers) is available on the Vernor Estates website. Perimeter roads are under the supervision of the Oakland County Road Commission.
  10. Participate in this wonderful community. Attend the Vernor Estates annual meeting, which occurs in the fall, and other activities hosted by the Association.
